Tim Parks is a founding partner of Radler White Parks & Alexander LLP. He is a member of the firm’s Real Estate and Corporate Law practices. Tim provides comprehensive, business-oriented counsel that includes the ability to assess the tax implications, investment risks and financial opportunities of a wide range of business and real estate transactions.

Tim has a broad base of experience in complex transactional matters, including the acquisition, sale and financing of real property, real estate syndications and private placement offerings, the transfer of property in tax-deferred exchanges, and the development of commercial properties.

Tim’s special knowledge of unique and complex real estate financing has earned him perennial recognition from Oregon Super Lawyers and as a Chambers USA industry leader in real estate law. He has been selected by his peers for inclusion in The Best Lawyers in AmericaⒸ every year since 2013.

One of Tim’s primary areas of practice focuses on the hospitality industry, where he assists a variety of regional hotel groups with acquisitions, sales, renovations and complex financing transactions. He has also acted as outside general counsel for two Northwest based hotel groups, providing an array of real estate, corporate and general business transaction needs.

Tim has a complementary general business and corporate practice that emphasizes private development and finance, including conventional, securitized and mezzanine lending. He also is regularly engaged in both acquisitions and sales of business assets and operating companies.

Tim has extensive experience in “1031” exchanges. He has assisted buyers and sellers of all types of real estate in structuring transactions that range from straightforward exchanges to highly complex reverse construction exchanges and syndicated tenancy-in-common exchanges. As part of these transactions, he provides valuable pre-exchange strategic planning and realistic tax risk analysis.

Prior to joining RWPA, Tim was a partner in the real estate and corporate practice groups at Ball Janik LLP. He has also practiced with the Hershner Hunter firm in Eugene, Oregon, where he focused predominantly on transactions involving the timber and manufacturing industries.

Tim has recently represented one of his hospitality clients in consolidating a portfolio of independent hotels into a master hotel investment company with assets totaling nearly $450 million. The project involved negotiation of $200 million of new securitized loans and coordinated transaction approvals from more than 100 investors and numerous lenders, servicers and rating agencies.

Tim represents multiple private equity funds engaged in deploying more than $1 billion of capital into a wide variety of real estate investments as well as debt and equity financing.

Tim Parks recently assisted a privately held company in the restructuring of approximately $1.2 billion in real estate loans on commercial and residential projects at various stages of development and leasing and sales. The work involved conventional, securitized and participation loans secured by residential, commercial and retail properties.

From the modest beginnings of a single hotel acquisition in 2000, Tim Parks helped form a prominent Pacific Northwest hotel group and has assisted its founders in strategically acquiring, syndicating, financing, renovating and repositioning a portfolio of award-winning full-service boutique hotels. He has represented the group in virtually every aspect of its growth from a single hotel manager to a leading regional hotel management company providing management services for both affiliated hotels and independently owned hotels.

Tim Parks has represented a major U.S. timber holding company in the acquisition, through asset purchases and merger transactions, of various components necessary to form a vertically integrated wood products company, including acquisition of lumber mills, wholesale sales and distribution facilities, retail lumberyards, a short-line railroad and an aircraft holding company.

For well over a decade, Tim Parks has represented one of the largest petroleum distribution companies in the Northwest, providing day-to-day counsel and taking the leading role in negotiating, documenting and closing hundreds of purchase, sale, leasing, financing and petroleum distribution transactions.
